  Buyers

 

bulletWe will need a contact number for the insurance agent providing you with homeowner's/hazard insurance.  We need to provide them with a mortgagee clause for your new lender and obtain a Declarations Page.
bulletClosing proceeds will need to be cash or  certified funds or cashiers check  made payable to Acquire Title, Inc.
bulletWe may not receive instructions from your lender until one to two days prior to closing.  We will make every attempt to obtain your final figures as early as possible.  Prior to closing we hope to be able to provide you with a copy of your HUD Settlement Statement for review either by fax or by e-mail. 
bulletWe will need to know if you are married or unmarried.  If married and only one person is listed on the loan, the lender will most likely require your spouse to sign several documents at closing.
bulletFor purchase transactions, closing should take approximately 45 minutes.   Refinance transactions usually take less than 30 minutes.

 

  Sellers

 

bulletWe will need one Social Security number for our tax reporting    requirements. 
bulletIf any liens exists, we will need the S.S. number for the primary borrower as well as a loan number and phone number to the lienholder.
bulletForwarding address & phone number you can be reached at after closing.
bulletMarital status if not already listed on title.  Spouse's signature may be required.
bulletPlease notify us immediately if there has been a divorce, marriage, death or bankruptcy since the home was purchased. 

 

Realtors

Listing Agent (not all information will be applicable)

bulletProvide commission including the percentage, the amount it is based        upon and split, if any.
bulletSelling agent name and phone number, if not already provided.
bulletFax copy of termite letter with invoice several days before closing.
bulletFax copy of Home Warranty, if applicable. 
bulletHomeowner's association contact name and phone number to confirm dues status.
bulletContact phone numbers for the sellers. 

Selling Agent (not all information will be applicable)

bulletListing agent name and phone number
bulletContact phone numbers for the buyers.
bulletPlease prepare buyers to bring certified funds to closing.
